Access Statement for Grange Farm Cottage, Wembdon

Introduction

Grange Farm Cottage is a single-storey converted cowshed which lies within the grounds of the owners' Georgian red sandstone farmhouse. The cottage is also built of red sandstone and is south-facing, looking on to its own enclosed garden area with an unfenced natural duck pond.

Pre-Arrival

We have an extensive website with diagrams of the floor/room layouts and pictures of all the rooms.

Bookings between March and October should be made through our agents, English Country Cottages: there is a link to the ECC website from our site. At all other times bookings are direct with us from our website via email and enquiries are welcome at any time.

All guests are provided with written directions to the cottage and are encouraged to telephone prior to arrival to confirm their arrival time and to request any further information they may need.

Guests will need to have their own transport as the cottage is 2 miles from Bridgwater and is not on a bus route. Bridgwater Railway Station is 2 miles away.

Arrival and Car Parking Facilities

Car parking is available for several cars directly outside the cottage garden in the gravelled yard of Grange Farm. The cottage is then reached along a short gravelled path through a pedestrian gate. There is also a wider gate and access over the grass next to the path, more suitable for wheelchair users, except in wet conditions. Alternatively there is access from the back door over a grassed area, leading from the yard itself. There are concrete paving stones at the entrance to the back door and also at the entrance to the front door.

We ensure that we are available to welcome guests on arrival and to show them round the cottage - on rare occasions when this is inconvenient because of arrival times, clear instructions will be given in advance for gaining entry to the cottage and we then greet guests as soon as we return.

Main Entrance & Reception

The main entrance has a small step 12cm high. There are double entrance doors each 56cm wide and 194cm high. The doors are inward opening and there is a sunken door mat 69cm by 43cm. A fire extinguisher is sited on the wall at a height of 123cm.

The inner door, set with safety glass panes is 76cm wide by 198cm high - the house alarm is activated as this door is opened and the control box for the alarm is on the right of the door at a height of 150cm. Beneath this is a payphone positioned on a narrow hall table at a height of 86cm and the light switches for the entrance area and hall are next to this. There is a sideboard in the inner hall with three drawers and a cupboard under containing crockery. The height to the top of the sideboard is 85cm. The route through to the kitchen from this hall is 51 cm wide. The flooring of the entrance area and inner hall is terracotta tiled. Ceiling spotlights. Smoke alarm.

Double Bedroom

The door to this bedroom which is accessed from the hall is 74cm wide by 198cm high and opens inwards, hinges on the right. The double bed is made of pine and is 60cm high to the top of the mattress, 203cm long and 145cm wide. There is space to the right of the bed, 146cm wide, with a bedside table and lamp. The space to the left of the bed is 167cm wide, also with a bedside table and lamp and a sofa against the far wall, 92cm deep. Ceiling spotlights.

A hollowfibre duvet is provided with Egyptian percale cotton bedlinen and feather pillows. Two extra hollowfibre pillows are provided and 4 wool blankets. The bedroom has a coir wall to wall carpet.

From the bedroom a door, 67cm wide by 197cm high, opens with a right hinge into the en-suite bathroom.

En-suite bathroom

  • The bath is at a height of 50cm, length 168cm and width 69cm with hand grips, one on either side of the bath and a mixer tap with shower attachment.
  • The bidet is 38cm high, with a mixer tap.
  • The toilet seat is 40cm high.
  • The basin height is 83cm with a mirror and strip light over it.
  • The bathroom has a ceramic tiled floor, heated towel rail, window and extractor fan activated by the light pull chord by the door. Ceiling spotlights.

Towels and bathmats are provided, and a non-slip rubber mat for the bath itself.

Kitchen

The kitchen is open plan to the dining and sitting area and has a black granite work surface area at a height of 90cm and maximum width 87.5cm. The entrance to the kitchen area is 86cm wide. The floor area is 184cm wide (max) by 226cm long and is terracotta tiled. There is a belfast sink at a height of 88cm with mixer tap. A microwave sits in a recessed shelf 132cm above floor level.

The electric cooker with ceramic hob is 90cm high, with oven door handle 47cm high (above floor level). The grill door handle is 76cm high - both doors pull down and out to open. There is an extractor fan over the cooker and strip lights under wall-mounted cupboards either side of the cooker.

  • The fridge/freezer has an overall height of 126cm - width 49cm: fridge height 86cm, freezer above - height 38cm.
  • Washing machine - height 84cm, width 59cm.
  • Six ceiling spotlights. Fire blanket on wall.

Living/Dining Room

There is an open entrance from the hall and kitchen area 71cm wide, with a storage cupboard for cleaning materials (door 69cm wide by 199cm high - storage area 88cm wide by 52cm deep).

The pine dining tale is 89cm long, 150cm high and 77cm wide with 6 pine chairs. Two extra dining chairs are provided - one in each bedroom. The sofa and 2 armchairs are movable.

There are 2 sets of French windows - each with double doors which open outwards onto a concrete paved patio. The total width of each is 193cm - height 190cm. The step down to the patio from each over a wooden sill is 12cm deep.

The flooring is coir matting, wall to wall, as for the bedrooms.

There are 4 wall lights and an overhead light with lampshade, in addition to small reading lamp on a bookcase.

A TV with remote control and DVD player and video player, both with remote controls, are provided. There is also a CD/radio sited on a low table.

There is a wood burning stove - hearth 7cm high - and the stove has double opening doors.

The back door (from the dining area) is 83cm wide by 197cm high with a step down over a wooden sill of 7cm. Outside this is the dustbin area and outside combination boiler (oil-fired), screened behind a low stone wall.

Twin bedroom

This room leads off the living room with a door which opens inwards on a left hinge - 74cm wide and 198cm high. There are two single pine beds 100 cm wide by 55cm high (to the top of the mattress) and 203cm long. The space between the two beds is 50cm. There are two bedside reading lamps. Ceiling spotlights. Smoke alarm. Coir matting carpet, wall to wall.

En-suite shower room

The door from the twin bedroom into the en-suite shower room is 67cm wide by 197cm high. It opens inwards on a right hinge.

  • The shower has a 90cm curved tray 76cm by 76cm - area width max 90cm. The step up into it is 27cm.
  • Toilet seat height - 41cm
  • Basin height - 79cm. Mirror and overhead strip light above.
  • The floor is ceramic tiled.
  • Extractor fan activated by the light switch. Ceiling spotlights.

Laundry

There is a front opening washing machine in the kitchen, height 84cm, width 59cm and a drying rack is provided in the entrance lobby. An outside folding airer is stored in the cleaning cupboard, and is easily erected at the rear of the cottage. Our tumble dryer is also available for use by arrangement.

Shop

There is a village shop a mile away in Wembdon village, which also has a post office.

Outdoor Facilities

There is a south-facing patio area, in front of the French windows. Patio furniture and BBQ are provided. A second patio area outside a large stone barn, in the cottage garden area is also available for use but it is brick-paved and has an uneven surface. A further lean-to barn stores the wood which is freely available for cottage use. There are two outside lights at the front of the cottage and one outside the back door.

Additional Information

There are several folders provided for information in the cottage living room - a general information folder and folder with manufacturers' instructions for equipment, wood-burning stove etc. Several others folders provide local tourist information, as far as possible divided up into areas of interest.

The property is non-smoking and there is a no-pets policy. No children under 8 years of age.

We have our own hens, and subject to availability our free-range organic eggs can be purchased by guests.

Future Plans

No major plans are envisaged but we do maintenance work annually and welcome suggestions from our visitors to ensure that the cottage continues to be fully equipped and up to standard for our 4 star rating.
